WASHINGTON, Jan 16 (Thomson Reuters Foundation) – From his office in downtown Washington,
D.C., half a mile from the White House, architect Michael Wiencek can see something most
people cannot: vacancies.
“The 1970s building across the street, the four floors I see are all vacant,” he told the Thomson Reuters Foundation.
“I’m looking at another building across the street which has been half-vacant since I’ve been in this office.”
While someone walking the streets of the capital would be hard-pressed to recognise it,
this region has in recent years experienced the highest
commercial vacancy rates in the country, according to the Metropolitan Washington Council
of Governments (MWCOG), a non-profit.
And in those empty blocks, Wiencek sees something
many do not: opportunity – and a way to help alleviate
Washington’s housing shortage.
A September report from MWCOG warned that by 2045 the region would need to
build 100,000 more homes than are already planned.
Across the country, “no state has an adequate supply of affordable rental housing for the lowest income renters,” according to the National Low Income Housing Coalition, a non-profit.
Over the past dozen years, Wiencek and his firm have been involved in numerous projects in and
around Washington to convert empty office space to housing, particularly for
low-income residents.
The economics can be surprisingly feasible,
Wiencek said – in part because flat complexes have become so expensive to buy, but also because tearing down and constructing a new, large building is cost-prohibitive.
Converting disused office space also brings residents back to what are often run-down parts of the city, he said.
Fifteen years ago such conversions were a new idea.
Today there are more of them, though “not nearly as much as there could be”.
VACANT ‘SURPLUS’
Wiencek has noticed significant interest in conversions from developers across the country.
Policymakers are also paying attention: since October, an official task force in Washington has looked at how the city can encourage developers to convert vacant office space,
with the explicit intention of addressing the lack of low-income housing.
Its recommendations are expected early this year.
Washington is something of a bubble because it is a “federal town”,
said David Whitehead, a housing activist with Greater Greater Washington (GGWash)- a non-profit advocating
for walkable urban communities, and a member of the task force.
Commercial real estate owners have for decades been able
to charge high rents to government entities, contractors and non-profits seeking high-class office space downtown, he said.
Yet recent years have seen major changes in the demand for office space, fuelled by the rise of remote working and coworking, and because the federal government has decreased in size.
“The need for office space is shrinking,” a planner with MWCOG warned in 2017.
But, said Whitehead, many commercial real estate owners had yet to accept this new reality.
Meantime, city tax penalties for vacant commercial space remain low and hard to impose.
That goes to explain why Washington has a large surplus of
office space, Whitehead said – roughly equivalent to two Pentagons,
or at least 13 million square feet.
Meanwhile, an official count last year found there were nearly 7,000 homeless people in the city.
Most were living in emergency shelters. Nearly half that number were families.
“We have this sitting surplus of office vacancy and draining of affordable housing, so why can’t we figure that out?” he said, although he admitted the task force faced big challenges.
“It’s not an easy thing to convert vacant commercial space to housing in general, and beyond that, we’re now also talking about converting and subsidizing,” he said.
‘BIG BOX’ CONVERSIONS
According to the U.S. Energy Information Administration,
a government agency, the country had about 88 billion square feet of commercial floorspace in 2016.
It expects that number will reach about 123 billion square
feet by 2050.
According to real estate consultancy CBRE, the national commercial
vacancy rate currently stands at about 13 percent.
Which is why, even as Washington assesses its vacant office
space, other states are looking at theirs – including fast-emptying commercial spaces such as
groceries and “big box” stores that have been hit by the rise
of the internet economy.
A pilot project in Florida is looking to convert a former St.
Petersburg grocery store – which sat vacant for four years – into housing and a venue where low-income entrepreneurs could start a retail business.
Commercial property owners across Florida are finding it increasingly difficult to keep retailers in “large format” stores, the project’s organisers said.
That is particularly acute in low-income communities.
“The idea came through thinking about places I pass by quite a bit that stood vacant,” said Ashon Nesbitt of the Florida
Housing Coalition (FHC), a non-profit.
“In a lot of low-income communities there are these resources of buildings. Instead of looking at them as liabilities, we need to see them as resources that need to be redeployed in a different way,” he said.
In addition to a “severe lack” of affordable rental housing, Nesbitt said, Florida has experienced widespread
closures of retail and grocery stores.
With a grant from the national mortgage-backer Fannie Mae, the
FHC is drafting a blueprint that could be used by local governments, developers,
housing finance authorities and others across the country for similar conversion projects, said the FHC’s Ben Toro-Spears.
Few models exist in the United States for this type of project, he said, which meant the concept of adapting the building for a
different use was new for its owner – a national property owner.
Toro-Spears said the firm was keenly awaiting the proposal.
And, he added, the rising number of vacant commercial spaces – on which
owners must still pay taxes, utility bills and other expenses – meant there
was potential to scale up the project nationwide.
“These are really large organisations, and if we can demonstrate early on that this can be successful, I think they’ll adopt it pretty quickly,” Toro-Spears said.
Already the two have been inundated with interest from across the state, including from cities and civic groups.
“They continue to ask what’s going on: ‘We have a site. Can you look at this site?'” said Nesbitt.
“It’s definitely something that caught folks’ attention, and people want to see similar things happen in their communities.” (Reporting by

Jon Jones and Dominick Reyes have both been handed 31-day
medical suspensions by UFC following their bruising encounter
last weekend.
Jones controversially came out on top after a five-round epic in Houston, holding onto his light-heavyweight belt via a unanimous decision of 48-47,
48-47, 49-46.
The pair will now be forced to miss the next month, although neither fighter is expected
to return to the Octagon until the summer at the earliest.

Egypt replaces head of agriculture quarantine authority
By REUTERS

By Ehab Farouk
CAIRO, March 6 (Reuters) – Egypt has appointed a new head of its agriculture quarantine authority,
the ministry of agriculture said on Sunday, replacing Saad Moussa, who has been at
the centre of a controversy over the country’s wheat imports.
As head of the agricultural quarantine agency Moussa imposed a zero tolerance policy on ergot,
a common grains fungus. This was at odds with the ministry of agriculture and supply backing a more common international standard that allows trace levels.
“Essam Fayed the minister of agriculture has appointed Ibrahim Ahmed Imbabi, head of the Plant Pathology Research Institute, to head the central administration of the agricultural quarantine authority,” a statement from the ministry said.
The ministry said Imbabi’s appointment was part of a plan to “restructure the ministry of agriculture and its various sectors, to develop and improve its performance”.
One source close to the matter who asked not be named due
to the sensitivity of the issue said Moussa was relieved of his post due to the controversy he caused over ergot.
Many traders, who say guaranteeing zero ergot is impossible, have declined in recent months to make
offers in state wheat tenders, saying it was too costly to
risk having their shipments later turned away by Moussa’s quarantine authority.
The disrupted wheat tenders have raised the possibility of a shortage of
grain which could pose a political problem for President Abdel Fattah al-Sisi
as the impoverished population relies on highly subsidised bread.
Traders welcomed the decision to replace Moussa and some said
purchase tenders would return to normal as a result.
“I can say that for the majority of suppliers they will be more willing to participate in tenders now,” one Cairo-based trader said.
On Thursday, sources told Reuters the agricultural quarantine authority was considering halting
inspections of imported wheat abroad.
Egypt, the world’s largest importer of the grain, typically sends its inspectors to ports abroad to
clear wheat the government has purchased ahead of its shipment.
Cancelling this would have increased the risk to traders
that wheat would be rejected after it had been shipped.
On Friday, the Agriculture Ministry said it would continue to send its experts
abroad as normal. (Reporting by Ehab Farouk; additional reporting by Erick Knecht in Cairo and Maha El Dahan in Abu Dhabi; Editing by Mark Potter and Susan Thomas)

Legendary Australian author John Marsden has died at the age of 74.
Marsden, known for his best-selling Tomorrow book series, won several major
awards for children’s and adult fiction – including
the Lloyd O’Neil Award for contributions to Australian publishing in 2006.
He wrote more than 40 books across multiple genres but made waves in the young adult category with Tomorrow, When the War Began.
The book followed a hypothetical war in which Australia was invaded and went on to inspire a movie and TV
series.
The novel and six following additions were praised by Marsden’s publisher, Pan Macmillan Australia,
as ‘the best series for Australian teens of all time’.
Marsden was also well-known in the education community after serving as principal at two schools in regional Victoria.
In 2018, the author recalled his experiences at Candlebark, near
Romsey, and Alice Miller, in Macedon.
‘Running a school is probably the most intense and complicated job I’ve had in my
life,’ he told the ABC.
‘The only thing I can compare it to is when I worked in the emergency department at Sydney Hospital when I was about 19.
‘…It’s very important that young people get their hands dirty, both literally and metaphorically …
There’s a lot of laughter. There’s a lot of joking. There are a lot
of serious conversations, too.’

Businessman and activist Simon Holmes à Court shared a tribute to Marsden in a touching post on X, formerly Twitter,

Cash AND cards to go the way of the cheque? Tech experts say payments by mobile
will ‘eliminate’ both by 2020
Phone chips will become main method of payment
Users will pay via NFC (‘near field’) chips where

Payments via mobile systems such as NFC (near field communications) chips will overtake both cash AND
cards by 2020, claims a new report
The pennies in our pockets could soon be consigned
to the history books – along with debit and credit cards.
A poll of technology experts by America’s Pew Internet Research centre found that
most predicted that mobile-phone payments would have overtaken both cash AND cards by 2020.
Of the 1200 experts polled, 65% thought that cash and cards would be nearly wiped
out by 2020.
The poll included Harvard experts as well as engineers from companies such as Google and Microsoft.
The need for either cash or cards will be ‘eliminated’ by chips in mobile phones.
In shops, people will ‘bump’ their phones against
tills to pay – or simply pay online via apps.
Many tech experts also believe that the new systems will be MORE secure.
Google chief economist Hal Varian said, ‘Two-factor authentication (secret number + physical device) is better than one-factor authentication, and
smart phones seem to have a natural role here.’
Microsoft engineer Christian Huitema says,
‘We have already witnessed the transition from cash to
debit/credit cards. The electronic wallet is not much more than a ‘virtual card,’ in which near-field
wireless communication replaces the reading of a
magnetic stripe.’

The poll, which included experts from Harvard and Google,
expected that ‘near field communication’ systems – where users ‘bump’ phones against tills to transfer funds, as well as online
payments from phones, would have overtaken cash and cards in eight years time.
Based on a technology known as near-field communication (NFC), Google Wallet allows
users to store payment information in the cloud and
pay for goods at participating retailers by
tapping their phone at the point of purchase
‘Overall, a majority supported the scenario that by 2020 most people will have
embraced and fully adopted the use of smart-device swiping for purchases they
make, nearly eliminating the need for cash or credit
cards,’ says Pew, a respected technology think tank.
‘These experts feel that the explosive growth in the use of smartphones and other mobile devices, makes these systems an obvious choice to replace established modes of payment in day-to-day commerce.’
The research found that the change is already happening – particularly in America, where phones
using Google Wallet (a mobile payment system) and
NFC payment chips are more common.
A March 2012 Federal Reserve report found that 21% of mobile phone owners had used mobile banking services in the past year and that another 11% of mobile owners plan to use such
services in the next 12 months.
The study also found that some 12% of mobile phone owners have made payments—such as paying bills online or transferring money directly to another person’s account—via their phones.
In the developing world, the figures are even higher – 20%
of Kenya’s GDP is sent via text message every year using the country’s M-Pesa system.
In late 2011, Google launched Google Wallet in partnership with
Citibank and MasterCard.
Based on a technology known as near-field communication (NFC), Google Wallet
allows users to store payment information in the cloud and pay for goods
at participating retailers by tapping their phone at the point of purchase.
Many analysts predict that Apple will announce
its own virtual wallet service in the near future.

It is the stuff of nightmares: a lake is stained red with blood
of slaughtered pigs which is attracting hundreds of man-eating crocodiles who prowl a nearby neighbourhood and family kill dogs.
Those who live along the shore next to the lagoon can do little but watch as the
crocodiles snatch their treasured livestock and pets – and pray their children won’t be next.
The Lake of Blood, as the locals call it, has attracted 300 deadly crocodiles since a
nearby slaughterhouse began dumping pigs’ blood and offal into the water.
Polluted: Nicknamed ‘The Lake of Blood’ this lagoon is turned
red by pigs’ blood and offal from pigs killed at a nearby slaughterhouse.
It has attracted 300 man-eating crocodiles to the lake
Useful: The lake is also attracting poachers to the area
who kill the crocodiles and sell them to exotic animal traffickers
for £7 a centimetre – £500 per crocodile
Nursery: The lake has become a magnet for five-metre long crocodiles who prowl the nearby neighbourhood and eat livestock and pets
Terror: Lauren Villaney’s pet dog Pepper was killed last year.
‘There was nothing I could do, I just had to watch in horror through a hole in my wall,’ she told MailOnline

It is here in Chetumal, 200 miles south of Cancun on Mexico’s Caribbean Coast, the reptiles
raise their young, which swim in the murky waters as the older, larger predators bathe in the Central American sunshine.
It is at night that the residents fear the crocodiles the most.
That’s when they pick off their chickens and, worse,
pet dogs.
And there is nothing anyone can do, should a crocodile come within striking distance of a dog.
Dani Hernandez lives in constant fear for her children’s lives; malaria-ridden mosquitos
swarm her slum shack night and day, which sits not 50 yards from
the blood-filled lake.
‘I’m kept awake at night by the biggest males roaring and fighting just
metres from my door,’ Ms Hernandez, mother to Gael, four,
and Brian, seven months, told MailOnline.
‘It’s terrifying, because there’s no way my tiny shack could
stand up to a five metre monster if it wanted to come in.’
Frightened: Dani Hernandez lives in fear of her children being caught
by one of the crocodiles. ‘There’s no way my tiny shack could stand up to a five metre monster
if it wanted to come in,’ she told MailOnline
Stuck: The families who live near the lake, and the slaughterhouse, pictured, which is 500 metres from the border with Belize, have no
choice but stay there as they are too impoverished to move
Nightmares: The crocodiles, which can be seen swimming in the festering water, hunt at night.
This also attrats hunters who come to kill the crocodiles
Insects: The water has also attracted thousands of disease carrying mosquitoes to the area
Lauren Villaney’s pet dog Pepper was killed last year.
‘There was nothing I could do, I just had to watch in horror through a hole
in my wall,’ she told MailOnline.
‘Since that happened I’ve built a large fence around the shack,
but that doesn’t stop them from prowling around the yard at all hours.’
But another resident, fed up losing his loyal companions to the crocodile’s jaws, has taken a more proactive approach.
The man, who declined to be named, said:
‘The last time they ate my dog I took a shotgun down to the lakeside and blasted the larger adults while they sat basking in the
sun in the reeds.
‘You have to shoot a crocodile directly in the brain first time – otherwise they simply don’t die.
‘Even if you get a good shot in you can expect to
be chased by the others. But eventually the others reptiles smell blood and cannibalise the dead crocodile.’
But they are far from the only danger the community faces.
Fear: Residents are frightened the crocodiles could eat their children next.
Lauren added: ‘I’ve built a large fence around the shack, but that doesn’t stop them from prowling around the yard at all hours.’
Business: As well as fears over the animals killing their
pets and livestock, residents have to put up with hunters coming to the area
Profit: It is a lucrative business as hunters catch the dangerous crocodiles,
which are worth hundreds of pounds on the black market, prized for the leather their
skin creates
Trapped: Lauren says people ask why she lives so
close to the crocodiles, but she says: ‘We simply do what we can when there’s no other option. A human being can get used to living alongside anything’
In addition to the crocodiles, Lauren says that boa constrictor snakes,
which are native to the Western Caribbean, often hunt
both her and her animals.
‘The snakes are the most terrifying because they are enormous and have no
fear,’ she told MailOnline.
MAYAN LEGEND: HOW THE CROCODILE LOST ITS TONGUE
One of the oldest of the Mayan deities, the Crocodile
god Sobek once had a tongue with which it spoke to the other animals and offered them counsel.
One day Xolotl the Dog, the Mayan god of death and trickery, came to the crocodile and
complained of its terrible thirst.
‘Dear crocodile’, said the dog, ‘I cannot drink water for I have no tongue
in my mouth, and I will surely die of thirst
if you do not help me.
‘Please lend me yours for a short while that I may satisfying
my thirst’.
The crocodile agreed, on the condition that the following day the two would meet in the midday shade of sacred Ceiba tree to return the crocodile’s tongue.
The dog departed with a tongue in its mouth and overjoyed at the ability to drink
freely from any lake or river, never arrived the next day to return it.
Robbed of its tongue and left without speech, the crocodile
was banished to the hellish swamps between the sea and the land, and to this day will attack
any dog that comes close as revenge for the trick played upon it.
‘If a crocodile sees a human it will generally move away, but a boa constrictor will just keep silently moving towards you.’
Meanwhile, swarms of mosquitoes envelop any
thin-skinned creature within a 500-metre radius of the lake’s edge in a cloud of
angry black specks, inflicting bites which last for weeks – threatening the local residents at
every moment with dengue fever, malaria and zika virus.
‘My baby Brian has been made very sick by the constant mosquitoes,’ says Dani, pointing out the myriad insect bites across
the little boy’s face and arms.
‘Malaria is a terrible disease, and sooner or later we all get it living
here.’
‘A lot of my friends ask me why I don’t move away, but it’s not that simple,’ Lauren admitted, holding
one of her hens under her arm beside the rancid lake.
‘This is a slum, we simply arrive and build our houses without official permission. The only reason we have been left alone
by the government is because no one else wants the land.
‘We simply do what we can when there’s no other option. A human being can get used to living alongside
anything.’
And there are other people who can see the profit in what the Lake of Blood has to offer.
The crocodiles’ leather is worth £7 a centimetre once properly cured – £500 per crocodile.
One Chetumal-based animal trafficker, El Cuerno, told MailOnline that the start of the mating season in February is the best time to
poach live crocodiles from the lake.
Infection: Dani’s baby Brian, pictured with his four-year-old brother Gael, is covered
in bites from mosquitoes. ‘Sooner or later everyone gets malaria,’ Dani
said
Danger: ‘A lot of my friends ask me why I don’t move away, but it’s not that simple,
‘ Lauren admitted, holding one of her hens under her arm beside
the rancid lake.
Uninhabitable: ‘The only reason we have been left alone
by the government is because no one else wants the land,’ she
acknowledged. Pictured: A raided crocodile egg nest
‘The start of the mating season is when the male
crocodiles are at their fattest and most powerful,’
he told MailOnline. ‘The ideal animal is around five years old and beginning
to fight for territory.
‘A skin is worth less if it’s covered in scars and battle wounds so it’s important to get the animal when it is reaching adulthood,
but before it has started battling for dominance.’
The municipal slaughterhouse staff declined to comment on the
environmental damage caused by their improper disposal of
biological waste when approached by MailOnline.

Donald Trump has full control of the selection process to dispatch family members,
golf pals and Palm Beach socialites across the world as U.S.
ambassadors.
Insiders say Trump is calling the shots himself on the most glamorous ambassadorships, while trading notes with his pick for secretary of state – Marco Rubio – on other
slots.
The choice that is drawing the most visceral reaction from his foes to date is the choice to install former Fox News host Kimberly Guilfoyle as ambassador to Greece.
Trump announced her nomination hours after DailyMail.com reported
that her planned engagement to his son Don Jr.
was off – raising the suspicion that the plumb
post was an inducement for her to keep quiet.
Don Jr. quickly moved on from Guilfoyle to Palm Beach socialite Bettina
Anderson, 38.
Democrats have condemned Trump’s pick of Guilfoyle,
among others who have landed swanky ambassadorships, labeling it a ‘clown car.’
‘It’s unfortunately, you know, a clown car if it wasn’t so dangerous,
because these people will be put in positions that are
really important for the country and important for people,’ retiring Sen. Debbie Stabenow (D-Mich.)
told DailyMail.com.
But she declined to say specifically what galled her about the Guilfoyle pick.
‘I mean, you can guess. You can guess, okay?’ was all she would offer.
New Sen. Adam Schiff (D-Calif.) – a longtime Trump nemesis
who could be in line for ‘retribution’ as a former Trump impeachment manager – is among those who has taken notice of the
nomination.
He is vowing to scrutinize MAGA ally Guilfoyle’s record as part of the Senate’s ‘advise and consent role.’
Senate Democrats have begun to question some of Donald Trump’s ambassadorial appointments after he announced his
intention to nominate family members, longtime friends,
and Donald Trump Jr.’s ex Kimberly Guilfoyle
Don Jr. quickly moved on from Guilfoyle to Palm Beach socialite Bettina Anderson, 38
Trump announced her nomination hours after DailyMail.com reported
that her planned engagement to his son Don Jr .
was off
‘Apart from being part of the family, I don’t know what relevant background she has, but I will obviously be looking into it,’
he told DailyMail.com.
There is little doubt that it is Trump himself who is calling the shots on the top ambassador picks, which have been rolled out with highly personalized statements on their attributes from the president-elect.
Former Senate Majority Leader Trent Lott said Rubio has made plain that it is a personal
Trump operation.
‘I talked to him about it, actually, and he did say that the president’s doing those
things himself,’ the Mississippi Republican said.
‘That’s not a bad gig, Athens – [to] hang out there,’ Lott, now a partner with Crossroads Strategies,
observed.
‘Well, it appears that, you know, her relationship with
Don Jr. kind of fizzled out, and maybe she was looking for an opportunity.
But here’s the thing about Trump: he’s moving.
He’s appointing – doing a lot of these things,’ he added, talking up
several choices and noting his former chief of staff
served as ambassador to Barbados.
‘I could not be more proud of her and the important role she’ll continue
to play in my father’s administration,’ Donald Trump, Jr.
said after his father announced the nomination of his ex.
Before her TV career, Guilfoyle was an assistant district attorney in San Francisco
and later often served as a Trump surrogate at campaign events.
‘The American people re-elected President Trump by a resounding margin giving him a mandate to implement the promises he made on the campaign trail — and his Cabinet picks reflect his priority to put America First,
‘ Trump-Vance Transition Spokesperson Karoline Leavitt
told DailyMail.com.
‘President Trump will continue to appoint highly-qualified men and women who have the talent, experience, and
necessary skill sets to Make America Great Again,’
she added.
A source close to Guilfoyle ridiculed the idea that the
Athens assignment was motivated by the end of her relationship with the president’s
son.
It’s Greece to me: Guilfoyle spoke at the Republican National Convention
Don Jr. is now dating Bettina Anderson, 38, a Palm Beach influencer
Trump says he’ll nominate NFL great and political supporter Herschel Walker to
be ambassador to the Bahamas
‘Oh yeah: get her out of here – that’s the stupidest thing,’ said the source, who noted her prowess as a fundraiser and years-long association with the president-elect.
‘People were going to say he’s banishing you to Greece.
If I was going to banish my ex to somewhere, it certainly wouldn’t be Mykonos,’ quipped the source.
‘Donald Trump, Jr., is very supportive of the move, as are several of
his friends who have known Guilfoyle for years.
‘They still talk. They’re very close,’ said the source.
Trump’s astonishing return to power has many of his opponents on the back foot, while media outlets he has clashed with slapping him on the
cover and paying big settlements, and his controversial cabinet selections getting a strong
reception from Republicans who will take over the Senate.
Even many Democrats do not appear eager to pick a fight with Trump
while his stock is high.
Sen. Tim Kaine (D-Va.), the former Hillary Clinton running
mate, was loathe to name his least favorite selections.
Son-in-law Jared Kushner’s father Charles Kushner is Trump’s choice
for ambassador to France
Realism: Trump announced that he would nominate Nicole McGraw,
who runs a Palm Beach art gallery, to be ambassador to Croatia
GOAL! ‘Lou is a great golfer, and will be in a Country with some terrific courses,’ Trump
said when announcing the nomination of longtime golf partner Lou Rinaldi.
Trump’s company has a Trump-branded hotel in Uruguay
‘I see people that make me wonder,’ said the Senate
Foreign Relations Committee member. Pressed on which, he
responded: ‘I think I’m going to save that for next year.’ Trump will be able
to push through nominees on a simple majority with only Republican votes.
Trump’s announcement that he’ll nominate NFL great Herschel Walker to be ambassador to the Bahamas didn’t get a rise out of
Sen. Raphael Warnock (D-Ga.), who defeated him in an election where Walker was accused by two women of pressuring
them into having abortions despite being publicly anti abortion.
‘I look forward to my role in advise and consent in the Senate and I will give all
the president’s nominees full consideration when they’re placed
before the Senate,’ said Warnock.
Other selections that have raised eyebrows have included Trump’s announcement he’ll send Charles Kushner, father of son-in-law Jared Kushner, to Paris.
Trump pardoned Charles Kushner in the last days of his
first term. The real estate billionaire served time in prison over tax evasion and witness
tampering, over an incident where he hired a prostitute to
sleep with his brother-in-law in order to record it and send a tape to his sister.
This week, Trump announced that he would nominate Nicole McGraw, who runs a Palm Beach art gallery, to be ambassador to
Croatia, and real estate broker Arthur Graham Fisher to be ambassador to Austria.
Trump called McGraw a ‘philanthropist, businesswoman and
world-renowned art collector.’
He announced he would name Lou Rinaldi, a friend of 30 years
whom he often golfs with, to be ambassador to Uruguay.
‘Lou is a great golfer, and will be in a Country with some terrific courses,’ Trump said.
He didn’t mention that there is a Trump Tower in Punta del Este, Uruguay which features Trump Golf
and a practice area.
Trump’s choice for Luxembourg is Stacey Feinberg.
‘As a Producer of Broadway musicals, a motivational speaker, and
a Board Member of the Women Founders Network, Stacey is
committed to supporting women in launching their careers, and scaling their businesses to
unprecedented success,’ Trump gushed in his announcement, saying
she would be ‘GREAT.’
Others have concrete political experience and more traditional familiarity with
levers of power, like former Arkansas Gov. Mike Huckabee, Trump’s choice to be the U.S.
ambassador in Jerusalem, and former Rep. Pete Hoekstra, who
helped Trump win the state of Michigan as state chair and
who is Trump’s choice for U.S. ambassador to Canada.
Buttressing Trump’s effort to stock embassies with his pals: there is a
long history of sending big donors and even longtime political associates overseas, with about a third of the
assignments typically going to ‘political’ people.
He also is bringing on Massad Boulos, the billionaire
father in law of Tiffany Trump, as a senior advisor on the Middle East at the White House.
Boulos played a role in Trump’s effort to win over Arab American voters in battleground states, touting his efforts to end wars in Arab language interviews with Lebanese media.
He also is bringing on Massad Boulos, the billionaire father in law of Tiffany Trump, as
a senior advisor on the Middle East at the White House
‘Certain posts — London, Paris, Berlin, Dublin, Rome,
Tokyo, Beijing, Canberra and Jerusalem are good examples — are usually led by political appointees,’
said former State Department spokesman and NSC
official P.J. Crowley.
‘Countries value the fact that they have a relationship with the
President. Embassies in complex neighborhoods — think Islamabad,
Baghdad, Abuja, Minsk — tend to be filled with ambassadors with significant regional experience,’ he noted.
‘Take Seoul for example. The current ambassador is a career foreign service officer.
His two predecessors was political appointees, but both national security experts.’
The current ambassador in Athens is a political appointee, but he
was preceded by a career foreign service officer.
‘She’s excellent,’ outgoing Sen. Mike Braun (R-Ind.) said of Guilfoyle.
‘When it comes to any of his picks, there’s going to be probably a real resume behind it.
And in some cases there won’t be. And all I can tell you is the collective picks on almost anything we’ve been putting into the U.S.
government … I’m going to give him broad latitude,
because whatever prior folks have been doing, it
hasn’t given us world security and it certainly hasn’t benefitted our economy.’
It’s a system that plenty of lawmakers lament.
‘The Senate should make sure that the people who are in any of those positions are up to the task
of doing the job – not just rubber stamp it,’ said
defeated Sen. Jon Tester (D-Mont.).
‘I just think that’s bad. It’s what’s wrong
with this country. Quite frankly, still in Washington, DC, if you’re an R, you rubber stamp Rs.
I if you’re D, you’re supposed to rubber stamp Ds. That’s
not the way the forefathers had it in mind. That’s not the way government should work.
Then you become a banana republic,’ he said.

When Liverpool play host to Real Madrid at Anfield on Wednesday it will mark the latest chapter in a long and often contentious growing rivalry between the
two clubs.
Despite their recent history the two sides share much in common in terms of
the success each has enjoyed on the continent throughout the years.
Like Liverpool, Real Madrid are their country’s most successful
team in European competitions, with their 15 Champions League titles more than double that of their nearest competitor.
Meanwhile the Reds are England’s most distinguished side on the continent,
having been crowned champions of Europe on six separate
occasions.
However, while both clubs have enjoyed their fair share of
successes both at home and abroad, it is Los Blancos who have
more often than not claimed bragging rights when they have faced off head-to-head.
In fact, Real have triumphed in seven of the last eight meetings
between the two sides, with a 0-0 draw in April 2021 marking the
only time Liverpool have managed to avoid defeat in the last
15 years.
Arne Slot faces arguably the toughest test of his Liverpool tenure as his side take
on Real Madrid
Los Blancos have become something of a bogey team for the Reds in European competitions
In both 2018 and 2022 Liverpool came within touching distance of glory only to be defeated by the Spanish giants
But it wasn’t always that way.
The first meeting between the two behemoths of
European club football came during Bob Paisley’s glittering stint in charge on Merseyside.
After winning back-to-back first division titles, Paisley was
tasked with returning his side to the top of European football following successive disappointing first-round exits.
With victories over the likes of Aberdeen, CSKA Sofia and Bayern Munich, the Reds once again found themselves within touching distance of European glory
in the 1981 final.
In a tense clash at the Parc des Princes in Paris, Alan Kennedy would net
the decisive goal late in the second half to
claim the club’s third European title, becoming the first English
club to do so.
It would take another 28 years for the two clubs to once again meet in a
competitive fixture, with Liverpool winning both legs against
the Spanish giants in the round of 16 of the 2008-09 Champions League
before being dumped out by Chelsea in the following
round.
However, the second of these games, a dominant 4-0 victory courtesy of a
Steven Gerrard double and goals from Fernando Torres and Andrea Dossena would prove to be the
last time Liverpool secured a win against Los Blancos.
In the final full campaign before Jurgen Klopp took
the reins in 2015, Liverpool were twice defeated by Real in the Champions League group stage.
Bob Paisley led the Reds to glory against Real in the 1981 European Cup final
in Paris
Alan Kennedy netted late at the Parc des Princes as the club
claimed their third European title
The next competitive meeting between the sides would come nearly 28 years later
in 2009
Klopp’s arrival prompted a resurgence for the club both at home and abroad,
and the next meeting between the two teams would be at the pinnacle of club football,
and prove to be the most divisive to date.
More than three decades after their first meeting in a European final, Liverpool and Real would once again lock horns, this time in the 2018 Champions League showpiece in Kyiv.
After a competitive opening with both teams looking to secure the advantage, Sergio Ramos brought down Liverpool talisman Mohamed Salah in the 25th
minute causing the Egyptian to suffer a dislocated shoulder.
Klopp was then forced to withdraw his star man, replacing him with
Adam Lallana minutes after the incident, but Liverpool were able to reach
the half-time whistle with the game still goalless.
The second half would ultimately go down in infamy due to
a pair of costly mistakes from goalkeeper Loris Karius,
after the German reportedly suffered a concussion following another
incident involving Ramos.
Madrid ultimately secured a 3-1 victory at the Olympic
Stadium, but resentment towards Ramos for his actions that night
has lived on.
As recently as last month, Klopp insisted to Ramos’ long-time team-mate Toni Kroos that he would not have
a player like the Spaniard on his team.
‘Is Mr Sergio Ramos really a good guy?’ Klopp said on Kroos’ Einfach mal Lupen podcast.
Victory in the return fixture would prove to be
Liverpool’s most recent triumph against Real
Under Brendan Rodgers the club were twice beaten by Los Blancos in the 2014-15 group stage
But it was the next meeting between the two clubs
that would prove to be the most controversial
‘He’s not my favourite player. The action was
brutal. Of course, he can’t know that it’s bothering his shoulder, but we all know that
he accepted it very happily.
‘I could never understand that mentality, I never had players like that and,
when I did, I made sure they left.’
Kroos responded to Klopp’s critique by stating that Ramos was a ‘very good team-mate’.
Klopp acknowledged Kroos’ opinion, before continuing his criticism of the former Real Madrid captain.
‘He may not be my favourite player, but it doesn’t matter,
‘ Klopp added.
‘I always thought that my centre-backs were good enough
not to be involved in actions like that.’
Ramos always denied having attempted to hurt Salah: ‘It’s all been blown out of all proportion,’ he said.
‘I didn’t want to talk but everything gets magnified.
‘Salah pulls my arm first, and I fall on the other side. Then when his other arm is injured,
they say that I’ve done a judo move on him. Then the goalkeeper says he is concussed
after a clash with me.
‘Now it only needs (Roberto) Firmino to say he
got the flu as a drop of my sweat fell on him.’
With Jurgen Klopp at the helm, the Reds once again found themselves at the pinnacle of club football
But the game would be marred after Reds talisman Mohamed Salah was
brought down by Sergio Ramos
The Egyptian suffered a dislocated shoulder in the
incident and was subsequently forced off
The game is remembered for a pair of mistakes made
by Liverpool goalkeeper Loris Karius
The resentment towards Ramos for his actions on that evening has not quelled among some members of the Liverpool
camp
Klopp would get his Champions League trophy the following year as Liverpool defeated Tottenham in Madrid to claim their sixth
win in the competition.
However, a chance at redemption against Madrid on the biggest stage would not
come until 2022 as the two clubs once again met in the
Champions League final.
For a second time though, the showpiece showdown would ultimately end in heartbreak
for the Reds as Carlo Ancelotti’s side held on to secure a 1-0 win in Paris before once again knocking the Reds out
of the competition the following year.
Despite only taking place two years ago, so
much has changed in the intervening period at Anfield.
The man that led the reds out on that day, Jordan Henderson,
has since left the club, with a disastrous spell in Saudi
Arabia followed by a move to Ajax.
The two players that joined him in the three-man midfield that day, Thiago and Fabinho, have also departed, with the clash additionally
marking Sadio Mane’s final game at the club.
Perhaps the most prominent change however, is in the dugout.
In all of his six meetings with Real Madrid as Liverpool
boss Jurgen Klopp was unable to secure a single victory.
The two teams once again locked horns in the Champions League final in 2022 at the Stade de France
Once again though, Klopp was unable to get the better of the Madrid
club as his side suffered a 1-0 defeat
Victory for Carlo Ancelotti’s side saw them claim club football’s top prize for a record-extending 14th time
Real followed that up by once again dumping Liverpool
out of the competition the following season
However, the German called time on his near decade-long stint at the
club earlier this year and was replaced by Arne Slot.
Such a seismic shift after years of consistency has been the undoing
of many a club throughout football history
but Slot has thus far managed to steady the ship.
The Reds currently sit top of the Premier League table
having suffered just one defeat in their opening twelve games.
In addition to this, the club have enjoyed a perfect
start on the continent, and have conceded just once, with a 4-0 victory over
reigning Bundesliga champions Bayer Leverkusen only further cementing their status.
As history has shown however, Real Madrid have proven to be the undoing of
many a potential contender in Europe, not least the Reds.
For Slot, Wednesday’s chance serves as not only at a chance
at redemption, but also as a way to get one over
on a side that has quickly become Liverpool’s bogey team in Europe.
